How the Crete locality medians are built

A locality is listed once it holds 2 priced buildings, which is the same sample the comparison on each property page uses, so the two cannot disagree. Read the count beside every figure: a median of two is the midpoint of two asking prices and says much less than one drawn from forty. Land is excluded, since the price of a plot and the price of a building answer different questions, and a record with no stated price is not counted. Not adjusted for size, condition or position.

How the Crete beach walks are measured

A walking route on the mapped footpath and road network, to the nearest beach. A beach is the shore access a route can reach and is not the shoreline itself, so a record near a rocky shore with no beach by it is in no band however close the sea is. A record placed at its village centre is measured from there, and a record with no route we can measure is left out of every band rather than counted as being by the sea.

Where these figures come from

Greek national rates, not specific to this island or any property. Property transfer tax is 3% plus a 3% municipal surtax on the tax itself (Α.Ν. 1521/1950, Article 4). The notary fee is a fixed 20 euro charge plus a scale from 0.80% down to 0.10% as the price rises, plus 24% VAT (Ν. 2830/2000 Article 40; ΚΥΑ 111376/31.12.2011, ΦΕΚ Β 13/2012; amended by ΦΕΚ Β 2170/2015). The land registry fee is a fixed 12 euro charge plus 0.5% of the property's value (Decision 2/12-1-2026, ΦΕΚ Β 64/13 January 2026). Legal fees carry no statutory rate: the law sets them by written agreement between lawyer and client (Ν. 4194/2013, Article 58).
