How the Crete price figures are built

A type is banded separately only once at least 8 priced records carry it, below which a median is noise. No trend is published: the records have been observed for days, not years. The per square metre figure below is a median of these same asking prices, not a market rate.

How the Crete locality medians are built

A locality is listed once it holds 2 priced buildings, which is the same sample the comparison on each property page uses, so the two cannot disagree. Read the count beside every figure: a median of two is the midpoint of two asking prices and says much less than one drawn from forty. Land is excluded, since the price of a plot and the price of a building answer different questions, and a record with no stated price is not counted. Not adjusted for size, condition or position.

How the Crete rate per square metre is built

A locality is given a rate of its own only once 8 of its records carry both a price and a floor area. A median of what is on the market is not a measurement of what property on Crete sells for, and it is not adjusted for size, condition or position. No trend is published: the records have been observed for days, not years.

How the Crete beach walks are measured

A walking route on the mapped footpath and road network, to the nearest beach. A beach is the shore access a route can reach and is not the shoreline itself, so a record near a rocky shore with no beach by it is in no band however close the sea is. A record placed at its village centre is measured from there, and a record with no route we can measure is left out of every band rather than counted as being by the sea.

Where these figures come from

Greek national rates, not specific to this island or any property. Property transfer tax is 3% plus a 3% municipal surtax on the tax itself (Α.Ν. 1521/1950, Article 4). The notary fee is a fixed 20 euro charge plus a scale from 0.80% down to 0.10% as the price rises, plus 24% VAT (Ν. 2830/2000 Article 40; ΚΥΑ 111376/31.12.2011, ΦΕΚ Β 13/2012; amended by ΦΕΚ Β 2170/2015). The land registry fee is a fixed 12 euro charge plus 0.5% of the property's value (Decision 2/12-1-2026, ΦΕΚ Β 64/13 January 2026). Legal fees carry no statutory rate: the law sets them by written agreement between lawyer and client (Ν. 4194/2013, Article 58).

Checked against the Government Gazette on 20 August 2026. No total is shown: these figures are not added together, and none is applied to a specific listing, which is a calculation for a lawyer or notary rather than a fact this site can state.

How this table is built

OpenStreetMap data, read 9 August 2026, licensed ODbL. A cell reading "none within 2 km" means nothing of that kind is mapped within 2 km of the locality centre, which is not proof that nothing is there: OpenStreetMap coverage is thinner in villages than in towns, and a record holding its own exact coordinate can sit closer to a place than its village centre does, so its page may show a count this row does not. How much is mapped differs by island, so these counts compare within one island better than across two: OpenStreetMap holds 3831 places for Crete against Corfu 1128, Kefalonia 353, Lefkada 211 and Santorini 206. An everyday distance is a walking route on the mapped footpath network where the pass measured one, and a straight line where it did not; the coast and airport columns are always straight lines. The drive to the airport is a road route by car in normal conditions, from the OpenStreetMap road network, not a straight line and not a live traffic estimate. The airport column uses the nearest in a straight line; the drive column uses the shortest road route. The row names each when they differ.
